Housing listings — we are not an estate agency
Landed is a listings platform. We are not an estate agency. We do not view properties, verify ownership, value property, hold deposits or handle rent. Any tenancy agreement, deposit and payment is strictly between the parties. Check identity, ownership and the property in person before paying anything. Never pay a deposit, rent or a reservation fee before you have viewed the property in person and seen proof of ownership.
Non-discrimination in listings
Listings, and housing listings in particular, must not exclude or prefer people by nationality, ethnicity, religion, gender, disability, family status or age. Listings that do are removed. Anyone can report a listing through the complaints form at /complaints, and every complaint is reviewed.
1. The member fee and your 14-day right to cancel
The first 50 members join free; the one-time fee of 49 PLN, including VAT, applies only from member 51 onwards. Either way it is a single payment: there is no subscription, no renewal and no charge per message. A provider spends credits to open a conversation; once it is open, replying costs nothing on either side. Members never see a provider's phone number or email; contact is always provider-initiated. Connections open on 30 September 2026 — before that date you can register, post requests and be matched, but no conversation opens. As a consumer you may cancel within 14 days of paying and receive a full refund, with no reason needed, by emailing us. This right belongs to members only.
2. Provider fees are commercial and non-refundable
Providers contract with us in the course of their business, not as consumers, so the consumer 14-day right of withdrawal does not apply to provider fees. The registration fee is non-refundable once the listing is published, and credits are non-refundable once spent.
3. Language
Language. Landed is an English-language platform. By registering you confirm that you can communicate in English, or that you will agree a common language directly with the other party. Landed does not test, verify, certify or guarantee any user's language ability, and accepts no responsibility for misunderstandings, errors or losses arising from language differences between a member and a provider. Satisfy yourself that you can understand each other before agreeing to any service.
We are not an employment service
Landed operates an online directory and messaging service. We are not an employment agency, a recruitment agency or a temporary work agency, and we do not introduce anyone into employment. Landed publishes listings of independent providers and passes on enquiries from clients. Every provider is an independent business or self-employed person offering their own services on their own account.
Providers are independent
Providers set their own prices, choose which enquiries to answer, and may decline any enquiry without consequence. We do not direct, supervise, schedule or control anyone's work, we do not set rates, and we never penalise a provider for declining work.
Listing publication
Provider listings created before 30 September 2026 are held in progress and will be published and made visible to members by 30 September 2026. The one-time platform registration fee is a fee for enrolling on and using the platform. It is not a payment for enquiries, clients, work or any guaranteed outcome, and it is non-refundable once the listing is published.
What the registration fee buys
The registration fee is a one-time charge for access to the platform. It does not purchase enquiries, leads, customers or work and is not a deposit against them. We do not guarantee you will receive any enquiry or earn anything. Non-refundable once your listing is published.
What a credit buys
A credit lets you open contact. It does not buy a reply, a quote, a booking or completed work. Once spent it is not refundable — including where the member does not respond, responds and does not proceed, or chooses someone else. Credits are valid for one month from purchase.
Tax is yours
You are solely responsible for your own tax affairs, including registration where required, income tax, VAT, social contributions and invoicing your clients. We do not withhold tax, invoice on your behalf, report your income or handle payment between you and your client.
We are not a party to your agreement
Any agreement you reach with another user is between you and them. We are not a party to it, do not guarantee performance by either side, and are not liable for the acts, omissions, workmanship, honesty or solvency of any user. Nothing here limits liability for death or personal injury caused by our negligence, for fraud, or for anything that cannot lawfully be limited under Polish or EU law.
